Revitalizing 1280 Lafayette
RedPeak Tribute Award
1280 Lafayette is a 7-story building located in Denver's Cap Hill neighborhood. With rents 20% below market upon acquisition in 2019, RedPeak planned an extensive renovation and repositioning of the asset. Lovingly known as the "Dirty Salmon Building" by our Team based on the previous exterior paint color, we knew there was an opportunity to bring this building back to life for our beloved Denver community.
From Ordinary to Exceptional
The Renovation
Renovation scope included main floor and basement renovations, exterior elevations including new canopy, balcony railings and outdoor patio area. Three main focus areas were: filling in the existing pool and adding 3 units to the basement level along with a new fitness center, resident storage and gender-neutral bathroom, main level expansion with new package/mail center, additional gender neutral restroom, meeting rooms and clubroom including all new storefront system, and exterior canopy, painting of the exterior, addition of ADA access ramp and outdoor patio amenity.

The Results
With over $2.5 million spent in reinvestment into the units and common area, 1280 Lafayette is now a place residents are not only proud to call home, but also serves as a space residents can successfully work from. With over 2/3s of the resident base working hybrid or 100% remote, there is rarely a day the common areas do not feel like your neighborhood Starbucks, thanks to the thoughtful, innovative design of the space.
