Prior to a resident’s move-in day.
You have two options when it comes to paying deposits and fees prior to move in.
1. Pay by Certified Funds
We accept cashier’s check or money order payable to RedPeak Properties. Be sure to include your name and new address in the memo line. Hand to your Resident Service Coordinator at key-pickup, or drop off at your leasing office before your move-in date.
2. BILT Payments
Pay your move-in fees online through BILT, the premier loyalty program that lets you earn points on rent and other payments! Visit your resident portal or BILT at www.BILTRewards.com, or download the BILT app to sign up for free. Please keep in mind, payments may take up to 48 hours to process.
Qualification Requirements
We evaluate every application as a whole. However, we do not approve applications with credit scores below 550 without a co-signer or guarantor. Prior evictions and/or outstanding debts to another management company is an automatic denial.
The standard deposit varies by community. You can view deposit amounts on each property website on the Apartments page. This is based upon approved credit. There are circumstances where a half month’s or a full month’s deposit is required depending on the results of your application review.
As part of the application review, criminal offenses will result in an automatic denial. These include sex-related crimes; misdemeanors involving a person, property, theft, or drugs within the past 5 years; felonies related to manufacturing or distributing a controlled substance resulting in the death of another; and any other felonies that have occurred within the last 5 years.
We do not approve applicants who have previously been evicted.
Applicants will need to provide a valid government-issued ID and complete income verification. Income can be verified by uploading recent pay stubs or by securely linking a bank account. To qualify, applicants (including co-applicants) must show a combined gross-income of at least two times the monthly rent. This can include salary, tips, bonuses, and other verified income sources. Income is verified using documentation from the last three months, and proof of all income sources is required.
Prior to move in, applicants must provide a renter’s insurance policy which contains at least $100,000 in Personal Liability Insurance. RedPeak is automatically considered as an interested party when you choose to go through ePremium. You can purchase ePremium renters insurance at www.epremium.com. Until you provide us proof that you have obtained a personal renter’s insurance or liability insurance policy with $100,000 in liability coverage for the duration of your lease, we will procure liability-only insurance coverage of $18.95/month on your behalf. We do not accept Lemonade policies.
Yes.
You can apply online on the property website by selecting “Apply Now” next to the unit you are interested in. Each applicant and prospective occupants 18 years and older must complete an application. There is a $33 application for each applicant.
We support public housing program and government housing assistance to anyone who can demonstrate eligibility. Please reach out to a RedPeak team member to learn more.
Lease Information
We offer leases that range from 3 to 14 months. After your initial lease period, you’ll have month to month renewal options and longer term renewal options available to you.
You can pay your rent through the following options:
1. RentCafe Portal
Residents can pay rent through the RentCafe Resident Portal.
2. BILT Payments

We understand things change. If you need to move out before your lease expires, we wish you all the best and just ask for a 30-day written notice. Talk to your management team to discuss any move-out expenses and lease-break fees.
We are committed to full compliance with fair housing laws and do not discriminate based on race, color, religion, sex, national origin, familial status, disability, or any other characteristic protected by law. While policies may vary by property, any differences in treatment are based solely on lawful criteria such as rental history, credit, criminal background, income, or illegal drug use. Upon request, we will provide reasonable accommodations or allow reasonable physical modifications to ensure equal access for persons with disabilities, and an addendum may be required to outline approval, implementation, or restoration responsibilities. This statement reflects our good faith commitment to abide by all applicable fair housing laws and is not intended to create obligations beyond those required by law.
If a new leaseholder moves in, the new leaseholder and all remaining leaseholders must fill out a new application and qualify according to income and criminal standards. If a roommate moves out, all remaining leaseholders will need to re-qualify according to income and criminal standards.
We send lease renewals 75-90 days before your current lease expires. Once you receive this, you can select the renewal term that best fits your needs. We offer flexible lease terms with up to 14-month lease options available.
Rent is posted on the 26th and due on the 1st of every month. There is a grace period until the 6th before late fees are applied. A $50 late fee is applied on the 7th. All payments made past the 7th will need to be in the form of certified funds by money order or cashiers check.

Subletting is not allowed.
We require a 60 day notice if you are planning to move out of your apartment. Once vacated, a final statement will be emailed and security deposits will be mailed to the provided forwarding address, if applicable.
Personalized Add-Ons
We love your furry friends! RedPeak is proud to be a pet-friendly community* We accept cats and dogs at our properties with a maximum of 2 pets allowed per home. *excludes 1145 & 1153 Ogden
Breeds that are restricted include Rottweiler, Pit-bull (American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Bull Terrier), Chow Chow, Akita, Wolf-Hybrids, German Shepherd, Doberman Pinscher, and any mix of these breeds. We only allows birds, fish, dogs, and cats. No reptiles, amphibians, rabbits, rodents, ferrets, or farm animals of any type. There is no weight limit on pets.
Prior to move in, applicants will be required to fill out a PetScreening application. Here, you must provide a certificate of vaccination at the time of lease and renewal for all pets listed. Even if you do not have a pet, it is required to compelte a “no pet” profile. Service/ ESA animals should be marked as “service”.

We offer dog washing stations for residents at 1000 Grant The Burnsley, 7/S Denver Haus, 515 Clarkson, and 1044 Downing. The Allyson Townhomes, Platt Park Townhomes, Cottonwood Creek and 880 & 890 Dexter have onsite pet parks to let your pups play and thrive.
We offer parking at each property. Storage, including bike room storage, varies per property.
We offer Electic Vehicle parking at The Allyson Townhomes, 7/S Denver Haus, 1000 Grant and Story Apartments.

We offer swimming pools at 1000 Grant, 1190 Birch, 1265 Downing, 1311 Cook, 180 Flats, 825 Dahlia, 833 Dexter, 950 Lafayette, Canopy Creek, Colorado Station, Cottonwood Creek, Elowyn townhomes, Hadley, Monaco Row, The Brit, and Timber Creek. Swimming pools are typically open seasonally from Memorial day through Labor Day.
We offer package lockers across several different properties. Ask your management team if they offer package locker services.
Fitness Centers, pools, and other common area spaces may require a fob to access.

All RedPeak communities are smoke-free properties. Smoking is not allowed in the units, on patios/balconies or within 20 feet of the property.

Smart Homes & Utilities
We are proud to offer Smart Home features to a few of our properties. These include Elowyn townhomes, Allyson Townhomes, 25 Emerson, 50 Corona, FIVE50.
You will need to download the Rently Keyless app from the app store. Register using the email address provided to your property manager during your application process. Follow the prompts to veryify your email, login, and accent the invitation sent by your property manager.
RedPeak is a proud partner with Xfinity for phone, cable, and internet services. Select homes come with Centurylink equipment. Residents may also choose their own internet provider.
Residents can enjoy seamless and safe internet connection provided by Xfinitiy wifi throughout property common areas, such as properties that have resident clubrooms.
Yes. Resident will need to activate Xcel Energy prior to moving in and are responsible for their own monthly payments. Costs vary based on usage each month.
These utilities are billed separately and based on usage and square footage. Residents will receive a separate utilities statement monthly from UBWest.

Maintenance
No heating, no AC, no hot water, flooding, burst pipes, no electricity, fires, lock outs, issue with door locks, toilet clogged if there’s only one bathroom in the apartment, carbon monoxide alarm not working or beeping all qualify as urgent maintenance emergencies.
For maintenance emergencies, you can give the team a call at XXX-XXX-XXXX and we’ll get someone over right away.
Residents may submit a non-emergency maintenance request through their resident portal. Select “Submit Maintenance Request” once logged in and follow the prompts.
